The Source Apartments are an adaptive reuse of the former IBM office building on South Temple in downtown Salt Lake City. The building was not formally designated as a historic structure at the time, but it carried the DNA of an era. The mid-century modern gem represented a time and style that had value for downtown Salt Lake. Instead of treating it as expendable, it was treated as an asset. The new apartments pioneered a unique housing solution and rehabilitated the structure as luxury open-plan apartments. The repurposed building houses the leasing office, clubhouse, and unique amenities, including a bowling alley and golf simulator. A new eight-story infinity structure apartment tower is immediately south of the existing structure. The design complements the elegant lines of the existing building without overshadowing or mimicking its architecture. The result respects the proportions of the existing apartments with contemporary detail and a refined palette of materials. The project focused on translating the building into something relevant. Preserving the existing concrete and steel avoided demolition of waste, and the massive amount of new material required to rebuild foundations and structure from scratch gave new life to the building.


High-end Community Infill
The real design quality of the Source was taking a building originally designed to be efficient, internal, and work-focused and turning it into a place that feels warm, livable, and intuitive every single day. Designing housing inside an office building is a very specific kind of puzzle. The work was not simply fitting units into a shell; it was an integrated redesign that must respect what exists while performing like new construction.
Vintage-Inspired
Leaning into the building’s midcentury modern roots, the interior design incorporated vintage-inspired furniture and finishes, and even repurposed elements of a historic bowling alley into the basement game room.

Common areas were programmed to serve the whole day, a co-working lounge for remote workers, a rooftop with mountain views for weekend entertaining, and social spaces like the bowling alley and music studio that give residents real reasons to stay home and connect with neighbors.
